Challenge:the Managing Director asked Culverwell Consulting to check the terms and negotiate on their behalf.
Solution: we noticed that, in places, the ceiling sloped down, to the extent that some of the floor space was inadmissible for rent calculation under the RICS code.
Benefit: we were able to reach agreement doubling the rental advantage over the terms initially proposed by the landlord's agent, as well as agreeing the rent based on a smaller measured area.
