Finding the right business premises is finding the answers to a long series of questions. Here are a few basic ones to start off. Note the answers are not all as obvious as they seem:
• Why are you moving premises?
• What is it that your business really does?
• Do you know what your business will look like in three, five and ten years’ time?
• Where are your clients/staff/suppliers located?
• How much can you afford to spend on your rent?
…but remember, it is not all about the rent.
• What condition is the building in to start with? Who is going to put it right?
•The floor area - it is the basis for much of what a tenant pays – so is it right?
• Car-parking spaces - how many, where, for how long, exclusive?
• Access arrangements - 24/7 or less?
• Other costs – just what are you agreeing to pay the landlord – do you know?
• Other liabilities - fire risk assessment, asbestos, repairs to name a few.
• Can the rent be changed? By whom and by how much?
• When can you move on? When can you be forced to move on?
